Medini is a special zone cut out with special privileges.

1. Real Estate Bumiputra Waiver.
No sales quota to Bumiputras (local Malays)

2. Real Estate Local/Foreigner Quota Waiver
Residential: 50% end-user product to be sold to Malaysians
Commercial: 80% end-user product to be sold to Malaysians

3. Low Cost Housing Waiver
No low cost housing requirement (40% elsewhere)

4. Real Estate Developer Tax Waiver (AD Status)
Exempted from income tax on;
§Disposal of land (up to 2015)
§Sales or rental of buildings (up to 2020)

5. Real Estate Development Manager Tax Waiver (ADM Status)
Exempted from income tax up to year of assessment 2020 (for management, supervisory, and marketing related services)

The deal is to provide Mezz Loan to Developer Medini Investment at following rates.
Yr1 25%
Yr2 25% (Call Option to buy out +10%)
Yr3 25% (Call Option to buy out +5%)
Yr4 25% + Principle.

Developer want a minimum of SGD$100K per investor and minimum of SGD$1M SPV for this to kick off.

Well, we intent to go in on 3rd May. Gathered only SGD900K. Not enough to form the SPV.

Medini Square is marketed at RM750psf.

2nd option is to invest as equity fund. Min SGD250K with potential 250-300% return in 3 years.

Tokyo 2013

Great trip to Tokyo
Age is catching up. May not have that much energy for extended walking tours in the future.
Of the 4 days. We spent much time resting, can felt the ache at the backs. Cant even bend down properly on day 4.
Will need yo start building the body with more exercises.

Hostgator provides support to both Ruby-on-rails and PHP. But looks like PHP may have a upper hand with wide user base and plenty of online resources.

2. Contract is automatically generated with info collected from form

Good to Have Requirement
1. Sign directly on form
2. Mail signed form to buyer
3. Store information in Database. Drawing down the available houses in stock.

Rapid Application Development

Whats the best way to go. Hostgator has RubyonRails and PHP.
Will need to go with something that is supported by the hosting company.

Would like to have some quick wins. But I don’t seem to get RoR woking with this hosting account.
Port 12002 is not contactable.

IT as a Business

Got this discussion with Fabian to put together some “IT” that can benefit SME.
Things could be HR, PAYROLL, CRM, or simply central email, F&P, document sharing.

This is a great idea, will see hows things move.

Quitting -Part 2

Looks likes the stars are all aligned.

Project secured a revenue of $500K with cost $400K allocated to me while my downstream cost is around $100K. Giving 100% buffer, I’ve still have $200K to play around.

From demand perspective. Both customer and my bosses want to get the operation right. I’ve the skills and knowledge with the environment and people. Will be easy for me.

My plan as follow. QUIT the job and have company employing me as freelance consultant to help study and document customer Network, at the same time, put in tools that can perform the following

1. IP address / VLAN management
2. Network router/switches Configuration backup
3. Hardware Inventory for supported hardware
4. Setup NTP
5. Setup access for eG
6. Clean up password
7. Central Logging
8. Switch port information

On top of that, setup process and procedure for port provisioning, IP address provisioning.

For all these, charge a fee of $200K. To secure this job, talk to customer to “hand-pick” my service. I’ll work at night so as not to crash with daily operation.
